PEAK flags 4,300L overnight water usage and drives resolution with government tenants

October 28, 2024

Background

A major Sydney office building with a significant government tenant presence was facing increased water consumption as occupants returned post-lockdown. Previously high NABERS Water ratings, achieved during quieter periods, were now at risk. With sustainability goals in mind, building management was under pressure to swiftly identify and curb any water waste to protect these ratings.

Challenge

Overnight, the PEAK Platform's Rule Engine detected unusual water usage across levels 2, 5, and 6. Across two nights unoccupied nights, PEAK recorded consistent consumption spikes of around 2 liters per minute, totaling approximately 4,300 liters. Automatic alert notifications were sent to the FM team controls contractor, prompting immediate investigation.

Solution

The facilities manager leveraged PEAK Charts to compare data across other floors to identify any similar water usage surges on other levels. The data suggested leaks were likely confined to specific areas rather than building-wide issues, helping the FM team pinpoint problem zones.

PEAK’s real-time insights and charts equipped the FM to quickly communicate with key government tenants and their respective facilities managers and cleaning contractors. Keen on supporting sustainability efforts, all parties were informed of potential water leaks within their designated spaces. Using PEAK's workflow module, PEAK Actions, notifications were routed to all necessary stakeholders, including the property management team, tenant representatives, and the cleaning contractor, allowing each party to play a role in coordinating and resolving the leaks.

Impact

By integrating smart water meters with PEAK, building management gained a proactive tool to monitor water use and respond swiftly to irregularities. This collaborative approach, powered by PEAK’s clear data visibility, resulted in immediate action to address leaks and prevent further water wastage. Additionally, the platform empowered FMs to present meaningful sustainability data to government tenants, enhancing tenant engagement and highlighting the building's dedication to water efficiency.

For a building with a large government tenant base, such transparency and actionable insights are crucial. By safeguarding the building's NABERS Water rating, PEAK’s analytics helped uphold a key metric that influences government tenancy lease renewals and tenant satisfaction. In the long term, PEAK enabled the FM team to leverage data to drive informed conversations with tenants, reinforcing the building's reputation for responsible resource management.
