Challenge
As a student accomodation building entered its defect liability period (DLP), the site team needed clear visibility into BMS contractor deliverables. It was critical to confirm that all required systems, graphics, and documentation had been implemented correctly before the DLP progressed, as gaps in the setup could impact ongoing operations and monitoring.
Solution
Using PEAK and CIM’s on-site engineering review, several DLP-related issues were identified. CIM discovered that student room graphics were not captured in the BMS, observed several unlabelled meters, and detected a carpark fan running continuously despite having a CO sensor. The findings were flagged via PEAK and communicated for follow-up.
Impact
- Identified missing student room BMS graphics during DLP, enabling the issue to be addressed before final deliverables are confirmed.
- Highlighted unlabelled on-site meters, improving visibility for accurate monitoring and future maintenance.
- Detected car park fan running 24/7 despite CO sensor, enabling contractor follow-up to restore intended control logic.
