Reducing gas use across portfolio with summer reheat optimisation

Background

As part of an ongoing portfolio partnership with a prominent Australian REIT, CIM’s technical optimisation services were leveraged to drive energy efficiency improvements across multiple sites. One such initiative focused on reducing unnecessary gas consumption caused by reheating during the summer months. The project aimed to refine heating system operations portfolio-wide, enhancing performance while preserving occupant comfort.

Challenge

While a successful reheat minimisation strategy had already been piloted at a test site, scaling this best-practice approach portfolio-wide presented a challenge. Each building had different heating configurations, and achieving consistency across systems, particularly for hot water plant and reheat logic, required in-depth analysis, real-time data and precise execution.

Solution

CIM and site teams conducted a detailed analysis of hot water systems across all buildings. Key actions included:

  • Tuning boiler lockout thresholds
  • Refining heating and cooling logic
  • Adjusting boiler enable settings
  • Reviewing boiler staging sequences

These data-driven changes were implemented across the portfolio to limit reheating during warmer months.

Impact

  • Gas savings: Significant gas savings were achieved across multiple sites:
18% reduction at one Sydney CBD building , saving approximately 150,000 MJ in gas (~$5,000); 50% reduction at another CBD site, saving 170,000+ MJ (~$5,500)
  • Portfolio-wide consistency: Standardised optimisation strategies were rolled out across buildings, enhancing performance and efficiency.
  • High ROI: Tangible energy and cost savings were delivered without major capital expenditure.
  • Team collaboration: Strong coordination between CIM, site teams and contractors ensured successful execution.

This project showcases how scalable, insight-led HVAC optimisation can deliver measurable results across diverse building assets.
